Understanding the Buyer Brokerage Agreement and Commission

When buyers sign a Buyer Brokerage Agreement, they’re entering into a professional relationship with their agent to help them find and purchase a property. This agreement outlines the terms, responsibilities, and—importantly—the remuneration (commission) for the agent’s services.

Negotiable and Amendable Commission

It's important to understand that the commission payable to the buyer's agent is not fixed. In fact, it is negotiable and amendable depending on the specifics of the agreement. Many buyers are surprised to learn that the commission amount can be adjusted, and the standard commission rate is not mandated by law or a set industry rule.

While some listings may specify a commission offer, this does not mean it’s the only option available. If a buyer feels the commission structure needs to be adjusted, they can discuss and negotiate the terms with their agent before signing the contract. It's important that the buyer and agent agree on a commission that works for both parties.
